What a regulator actually does
A PGR redirects energy that would have gone into leaf length into density, colour and root mass. The practical result is a lawn that needs mowing less often, holds a tighter surface, and takes heat and wear better because it has more root underneath it. Greenkeepers have used them for decades for exactly that reason; they are one of the few products where doing less to the lawn produces a visibly better one.
Where they help, and where they do not
They suit an established, healthy lawn already on a consistent feeding program. They are not a fix for a lawn that is struggling, and they will not make a thin lawn thick on their own — regulating a lawn that is short of nutrition or root depth just gives you a slower-growing thin lawn. Sort the feeding and the soil first, then add a regulator to hold the result.
